In English Turn, the HOA Bill and the Club Bill Are Never the Same Conversation

October 1, 2026

Buyers coming from other golf-course communities often carry one assumption into English Turn without realizing it: that the home and the club membership are the same purchase. In many gated golf developments around the country, membership rides along with the deed itself, transferring from owner to owner as part of what you're buying. English Turn does not work that way. The two obligations are structured, billed, and priced through entirely separate systems, and a buyer who doesn't ask about both before writing an offer can end up either overpaying for something optional or underbudgeting for something that turns out not to be included at all.

That distinction is the single most useful thing to understand before you get to the contract stage.

What the POA Actually Charges

The English Turn Property Owners Association bills every homeowner in the community, and this part is not optional. According to the POA's own published FAQ, current assessments run $1,650 semi-annually, or $3,300 a year, due each January 1 and July 1. Those dues fund the operational backbone of the community: 24-hour manned security at both the East and West gates, upkeep of streets, streetlights, gates, and the community's lagoons, wildlife control, common-area property taxes, liability coverage, and the payroll for POA staff who enforce the community's covenants and restrictions. A portion also covers consultant fees for the Architectural Standards Committee, the body that reviews exterior changes to any home in the community.

Because these figures come from an association with a fiduciary duty to its members, they are the number a buyer can request in writing and rely on. Assessments do move over time as any community budget does, so the smart move before signing anything is a direct confirmation with the POA office at 13 Clubhouse Drive, rather than working from a figure that may be a year or two old.

The Club Runs on Its Own Terms

English Turn Golf & Country Club is a separate entity with its own membership structure, and unlike the POA, it publishes no pricing at all. The club's website lists membership categories rather than dollar figures: Full Golf Membership, Young Professional Golf Membership (reserved for a primary member age 35 or younger), Sports Membership, and Social Membership. Full and Young Professional Golf members get unlimited golf, use of practice facilities, tennis courts, the fitness center, and the seasonal outdoor pool, along with pro shop discounts and access to hosted events. Sports and Social tiers scale back the golf access but keep the clubhouse, fitness, and pool privileges. Every published rate is listed as before the 9 percent state and parish sales tax that applies on top.

To get an actual number, the club directs prospective members to schedule a personal tour rather than pull a rate sheet off the internet. That is a meaningful difference from the POA side of the ledger, where the number is fixed and public. It means a buyer evaluating a home in English Turn is working with one confirmed figure and one figure that requires a phone call and a conversation before it exists at all.

It also means membership is not something you can assume comes bundled with a listing price, no matter how the marketing photos frame the golf course view from a back patio.

What Changed in 2025, and Why It Matters to a Buyer

English Turn Golf & Country Club is now managed by Troon, and that operational change carries a real benefit for members who travel: qualifying Full and Young Professional Golf members can access preferred Troon Advantage rates, up to 50 percent off, at other Troon-managed resort and daily-fee courses worldwide, with tee times bookable up to 60 days out. For a buyer who already belongs to a golf community elsewhere, or who splits time between homes, that reciprocal access is worth factoring into the membership decision, since it changes what a single membership actually buys beyond the home course.

It's also worth knowing that clubhouse dining is not locked behind membership entirely. Some dining at the clubhouse is open to non-members, which means a buyer who chooses not to join the club is not fully separated from the community's central gathering space. That single detail undercuts the assumption some buyers bring in: that you are either a club member at English Turn or you have no access to it at all. The reality sits somewhere in between, and it's worth confirming with the club directly what non-member dining currently looks like, since access policies can shift under new management.

Two Bills, Compared

POA Assessment Club Membership
Mandatory Yes, tied to the property No, opt-in decision
Current rate published Yes, $1,650 semi-annually / $3,300 annually No, requires direct inquiry
Covers Gate security, street and common-area upkeep, wildlife control, ASC oversight Golf, tennis, pool, fitness, dining tiers
Billed by POA office, 13 Clubhouse Drive Club membership office
Tax treatment Included in stated assessment Quoted rates are before 9% sales tax

Seeing the two side by side makes the point plainer than either number does alone. One is a fixed cost of ownership. The other is a lifestyle decision with its own application process, timeline, and price that only becomes concrete once you've had the conversation.

Questions Worth Asking Before You Write an Offer

A few questions save real time and money if you ask them before you're under contract rather than after:

  • What is the current POA assessment, confirmed directly with the association rather than pulled from an older listing or blog post?
  • Does club membership transfer with the home at resale, or does a new owner need to reapply and pay a fresh initiation cost?
  • If you don't join the club right away, what clubhouse dining access is currently available to non-members?
  • Which membership tier actually fits your household? The Young Professional Golf tier applies only when the primary member is 35 or younger, so a household just outside that window is looking at Full Golf Membership pricing instead.
  • If you already hold membership elsewhere, how does the Troon Advantage program apply to your specific home club, and does it affect your decision to join at English Turn at all?

None of these questions are complicated. They just need to happen before closing rather than after move-in, when the answers carry far less leverage.

A Few Direct Answers

Is club membership required to buy a home in English Turn? No. POA assessments are mandatory and tied to every property in the community. Club membership is a separate, optional decision handled entirely through the club's own membership office.

Can you use the clubhouse if you're not a member? Some dining at the clubhouse is open to non-members, though the specifics of that access are best confirmed directly with the club, since policies can change under new management.

Buying into English Turn means understanding two separate financial relationships rather than one bundled cost, and getting both numbers in writing before you're past the point of easy questions. If you're weighing a purchase here and want a second set of eyes on what a specific property's carrying costs actually look like, Jolí Burrell Real Estate can walk through the numbers with you before you write an offer.
